We work with buyers on pre-construction across the GTA — first units, held investments, and assignments in both directions. What we do is the same in each case: get you in front of the release early enough to have a choice, and then make sure the contract you sign is one you have read.

What we do

  • Project assessment. The builder's delivery record and licence history, what is approved to be built around the site, and what the transit picture actually is rather than what the brochure says.
  • Allocation. Price lists, floor plans and incentives ahead of general release, and a worksheet submitted accurately and quickly.
  • Unit selection. Exposure, floor, ceiling height, outdoor space and the maintenance fee estimate per square foot — and whether parking and locker are available to your unit type at all.
  • The agreement. A lawyer on it inside the ten-day window, looking for capped development charges, assignment rights, leasing during interim occupancy and the statement of critical dates.
  • Through to closing. The deposit schedule, interim occupancy and the occupancy fee, and rate timing ahead of final closing.

Also resale and assignments

Pre-construction is one of three things we do. We also act on resale purchases and listings, and on assignment sales and purchases. Often the right answer is the one you were not asking about: an assignment with deposits already paid can be the cheaper way into the same building.
