Typical deposit
City centre towers commonly ask 20% before occupancy on extended schedules, which is heavier than downtown Toronto for a lower purchase price. Waterfront and low-rise phases vary more. Resale takes the standard 5%.
Price context
City centre per-square-foot pricing sits below downtown Toronto, and proximity to a future LRT stop is now visible in asking prices. Waterfront pricing is set by proximity to Lakeshore Road and the water rather than by transit. Confirm current figures before relying on them.

Mississauga has two distinct markets. The city centre sits around Square One at Hurontario Street and Burnhamthorpe Road, with Celebration Square and the Living Arts Centre beside it and Sheridan College's Hazel McCallion campus nearby. The waterfront runs along Lakeshore Road through Port Credit and Clarkson toward the Lakeview lands, a different product at a different price.

Resale, pre-construction and assignments across both. The city centre has the deepest assignment supply in Peel; the waterfront is mostly a resale and end-user market. We do not price one off the other.

Development charges are a live number here

Development charges and education levies are capped in your agreement only to the extent the agreement says so. On a five-year timeline in Peel the difference between a capped and an uncapped charge is a real figure at final closing, and it is among the first things we look for on any Mississauga pre-construction or assignment file.

The LRT is under construction, not open

The Hazel McCallion Line along Hurontario is under construction and no opening date is confirmed. Asking prices along the corridor already reflect expected benefit, which means a buyer is being asked to pay now for service that has no announced start. That may still be a reasonable trade on a long hold; it is not a reason to skip the arithmetic, and we will not present it as delivered infrastructure.

Where the buyer advantage sits

That is a buyer’s position. For a seller it means pricing against the pack, not above it.

What's active here

City centre towers around Square One — Multi-phase, several registered. A dense cluster of towers has been delivered around Burnhamthorpe and Confederation over the past decade in numbered phases. Registered earlier phases give you closed comparables on the same site, and assignments trade here regularly.

Port Credit and Lakeview waterfront lands — Phased, under construction. The two large waterfront redevelopments — the former refinery lands in Port Credit and the former generating station site at Lakeview — are end-user weighted and lower density, with thinner comparable data. Pricing an assignment there is more judgement than arithmetic.

Assignment supply — High in the city centre. When several phases reach occupancy in the same window, assignments compete with early resale and with the developer's remaining inventory at once. With assignments frequently listed at or below original purchase price, a buyer should be comparing all three before choosing.
