About Oakville

Oakville runs along Lakeshore Road East and West through downtown and out to Bronte Harbour, with Trafalgar Road, Kerr Street, Dundas Street West, Speers Road and Bronte Road framing it. Downtown Oakville sits on Lakeshore Road East, Sheridan College's Trafalgar campus and Oakville Trafalgar Memorial Hospital are north, Oakville Place is at Trafalgar and the QEW, and Ford's Oakville Assembly Complex sits along the highway corridor.
Predominantly resale — Oakville is a low-rise market with limited condominium supply concentrated downtown, on Kerr Street and along Trafalgar. Assignments are handled where the inventory exists, mainly in the newer midrise buildings north of the QEW.
Low-rise market, condominium-market headlines
Applying a condominium percentage to a detached house on Lakeshore Road is the most common analytical error we see here.
Where the two markets meet is downsizing. Selling a house in a firm low-rise market and buying into a softer condominium market is currently a favourable trade, and the sequencing of the two transactions determines how much of that advantage you keep.
What we check
On low-rise: inspection, permits matching what is standing, grading and drainage, and any Committee of Adjustment history. On a smaller condominium building: reserve fund study, planned capital work, and how many units the corporation has to spread a special assessment across — a twenty-unit building and a two-hundred-unit building handle the same roof very differently.
What's active here
Midtown Oakville and Trafalgar corridor — Approvals and phased construction. The area around Oakville GO and Trafalgar Road is the designated growth focus and where most new condominium supply is planned. Approvals here have long horizons, so check what is actually permitted before pricing an exposure.
Kerr Street and downtown midrise — Registered and ongoing. Smaller condominium buildings near downtown and along Kerr, bought largely by downsizers. Low turnover, so comparable sets are thin and individual sales carry weight.
