504 King on the King Street Transit Priority Corridor; Line 1 at St Andrew and Osgoode; Exhibition and Union GO within reach. The Ontario Line's King–Bathurst station is under construction — tunnelling began in April 2026 and Metrolinx now guides opening to the early 2030s, having originally targeted 2027. The line is 15.6 km with 15 stations.
Typical deposit
Pre-construction here has typically run 5% spread over the first 30 to 120 days, then instalments to 15% or 20% before occupancy. Resale purchases take the ordinary 5% deposit on acceptance.
Price context
King West carries a premium to the downtown average on a per-square-foot basis, and unit sizes skew small, so the total price can read lower than the per-foot figure suggests. Price from closed sales in the specific building and exposure. Verify current figures before relying on them.

Niagara, C01, Fashion District, Wellington Place

King West runs from Bathurst to Spadina along King Street West, with Wellington Street West, Portland Street and Adelaide filling in behind it. It has been under construction more or less without pause since the Fashion District warehouses started converting, which gives it something most areas lack: closed comparables within a block of almost anything for sale. That is as useful for pricing a resale listing as it is for pricing an assignment.

We work all three markets here — resale purchases and listings, assignments, and the occasional new release. We work all three, and in a market where new launches have nearly stopped, most King West files are resale, and we will tell you plainly when a finished unit two buildings over is the better buy than the contract you were shown.

What a King West file looks like now

For buyers the arithmetic has changed. We run all three before recommending one.

For sellers the constraint is inventory. Small units in this area are the most substitutable product in the city — a buyer has dozens of near-identical alternatives within a ten-minute walk — so pricing off the last comparable sale rather than off an asking price is the whole game.

The mechanics we check

On resale: the status certificate, reserve fund, any special assessment, and the building’s leasing rules. On an assignment: whether consent is required and at what cost, whether the unit can be marketed publicly, deposits paid against deposits outstanding, and the HST position, since the new-housing rebate follows occupancy and can move a closing figure by tens of thousands. On new construction: the deposit schedule, capped development charges and education levies, and whether leasing during interim occupancy is permitted.

What's active here

The Well — Occupied, blocks registered. The Tridel and RioCan mixed-use blocks at Front and Spadina, delivered in phases. Because earlier blocks are registered and occupied, you can price a later assignment or a resale unit against closed sales inside the same complex — an unusually clean comparison.

King Street West spine, Bathurst to Spadina — Registered stock, ongoing infill. The 2005 to 2020 towers along King, Adelaide and Wellington are the comparable set that governs almost every price conversation here. Frequent turnover means an appraiser will have no trouble valuing a unit, which helps at closing and limits how far a seller can push.

Assignment supply — Elevated relative to end-user areas. A large share of what was built here sold to investors, so assignments compete with each other and with finished resale in the same postcode. With assignments frequently listing at or below original purchase price, this is one of the areas where checking assignment inventory before making a resale offer is worth the hour it takes.
