About Waterfront
Reviewed July 27, 2026
The central waterfront runs along Queens Quay from Bathurst east past Yonge and Parliament, with Lake Shore Boulevard and the Gardiner behind it. Harbourfront Centre, the Jack Layton Ferry Terminal, Sugar Beach and Sherbourne Common are the public anchors, the Bentway runs beneath the Gardiner, and the Port Lands flood protection work has created Villiers Island at the eastern end.
Resale, pre-construction and assignments across a strip where the product varies enormously block to block — 1980s Harbourfront co-ownership, 2000s Queens Quay towers, and newer eastern waterfront stock all price differently. On the waterfront the harder work is usually establishing which comparable set your unit belongs to.
Tenure first, view second
The waterfront is the one downtown area where the first question is not price per square foot but what you are actually buying. Freehold condominium, co-ownership and land lease all exist within a few blocks of each other here, and they carry different financing, different resale liquidity and different monthly costs. We establish tenure before running any comparables, because a co-ownership unit priced against a condominium is a mispricing in both directions.
Buyer opportunity, seller reality
For a buyer that means a south exposure is cheaper to reach than it was; for a seller it means the premium you paid for the view may not be fully recoverable yet. Both are worth knowing before listing.
What we check
Status certificate, reserve fund and any special assessment — important in older buildings with garage and balcony work ahead of them. On assignments: consent terms, deposits paid and outstanding, and the occupancy date from the statement of critical dates.
What's active here
Eastern waterfront and Villiers Island — Infrastructure complete in part, development phased. The Port Lands flood protection project created a new river mouth and the island itself, which is the precondition for development at the eastern end. Anything sold on the strength of future density here should be checked against where the enabling infrastructure and approvals actually stand.
Queens Quay tower stock — Registered. The 2000s and 2010s buildings between Bathurst and Yonge are the working comparable set. Water views command a premium that varies by floor and by what is approved to the south — worth confirming before paying for a view.
Harbourfront older stock — Registered, mixed tenure. Some buildings along Queens Quay West date to the 1980s and include co-ownership or land-lease arrangements.
