504 King and 29 Dufferin; Exhibition GO on the Lakeshore West line. The Ontario Line's western terminus at Exhibition is under construction — tunnelling began in April 2026 and Metrolinx now guides opening to the early 2030s, having originally targeted 2027. The line is 15.6 km with 15 stations. The King–Liberty pedestrian bridge shortened the walk north to King Street.
Typical deposit
Pre-construction follows standard downtown structures, 5% early building to 15% or 20% before occupancy. Smaller infill projects sometimes ask less up front because their timelines are shorter. Resale takes the usual 5% on acceptance.
Price context
Per-square-foot pricing sits below King West for comparable sizes. The binding constraint on any assignment here is the volume of finished resale competing with it, so check active resale listings in the immediate blocks before setting a number. Confirm current figures before relying on them.

Niagara, C01, Liberty Market

Liberty Village is East Liberty Street, Hanna Avenue, Mowat, Jefferson and Atlantic, bounded by King Street West, Dufferin and the rail corridor. The Liberty Market Building anchors the middle, Lamport Stadium the west end, and the King–Liberty pedestrian bridge connects north to King. Most of it went up between roughly 2005 and 2015, which leaves a lot of finished inventory and comparatively little new supply.

This is the clearest area in the city for showing what resale competition does to an assignment price, so we work both sides candidly. Resale purchases and listings, assignments, and new releases where they exist — and where an assignment does not stack up against the finished unit down the street, we say so.

Why resale sets the ceiling here

In an area with this much completed stock, that gap is the entire argument for buying a contract instead of a condominium. We measure it rather than assert it.

The upside of all that data is underwriting certainty. Lenders and appraisers have no shortage of comparables here, so financing surprises at closing are rarer than in areas with thin sales history.

What is changing

Transit is the live variable. The Ontario Line terminus at Exhibition and continued Lakeshore West GO service changes the commute calculation for the western end in particular, and construction staging along the corridor will be disruptive in the meantime. That belongs in a hold-period calculation, not in a sales pitch.

What's active here

East Liberty, Hanna and Lynn Williams stock — Registered. The 2005 to 2015 buildings that define the comparable set. Deep rental data and frequent turnover make valuation straightforward, which helps at closing and keeps pricing competitive. Both facts matter to a seller.

King and Dufferin infill — Mixed — construction and approvals. New residential on the eastern edge sits closer to the 504 and to the Exhibition end of the Ontario Line than the interior of the village. Worth checking construction staging against your intended move-in rather than against the brochure.

Assignment supply — Competing directly with resale. An assignment here has to be priced against an alternative the buyer can tour and close on in sixty days without inheriting deposit dates or an occupancy period. Sometimes it still works — newer building, better plan, lower original price — but the case has to be made on numbers.
