The Ontario Line's Corktown station is under construction — tunnelling began in April 2026 and Metrolinx now guides opening to the early 2030s, having originally targeted 2027. The line is 15.6 km with 15 stations, and East Harbour immediately east is planned as a major interchange.
Typical deposit
Pre-construction has generally followed 5% early building to 15% or 20% before occupancy. Some heritage conversion and low-rise projects here have asked less up front on shorter timelines. Resale takes the standard 5%.
Price context
Pricing varies more within this area than across most downtown neighbourhoods, because the stock ranges from heritage conversion to 2015-era purpose-built rental conversions to new towers. Compare within the same block and vintage. Confirm current figures before relying on them.

Distillery District, Corktown, Canary District, West Don Lands

The Distillery Historic District sits on Mill Street and Trinity Street east of Parliament, with Corktown running north around Front Street East and King Street East, and the Canary District and Corktown Common park filling the former athletes' village lands toward Cherry Street and Eastern Avenue. Underpass Park sits beneath the Richmond and Adelaide ramps; St Lawrence Market is a short walk west.

Resale, pre-construction and assignments. This is an area where the neighbourhood label on a listing matters — Distillery, Corktown, Canary and West Don Lands stock was built at different times to different standards, and the comparables do not cross over as freely as the marketing suggests.

Station adjacency is a double-edged variable

Metrolinx now guides the Ontario Line to the early 2030s, having originally targeted 2027. That is a long construction window for anyone buying within a block of Corktown station. For a buyer intending to occupy immediately, the noise and staging are a real cost. For a buyer with a longer hold, the station is a durable improvement that the current price may not fully reflect — but that is a judgement, not a promise, and we will not present it as one.

On assignments in this area, the specific things we verify are consent terms and fee structure, deposits paid against outstanding, and the occupancy date from the statement of critical dates — because the station timeline has already shifted once and occupancy dates in the area have moved with construction sequencing.

What's active here

Corktown and Ontario Line station area — Approvals and construction. Sites around the future Corktown station and along Front Street East are where the density is heading. Station-adjacent construction will be disruptive for years given the early-2030s guidance, which is a factor for an end-user and a different factor for an investor.

Canary District and West Don Lands — Registered, phases ongoing. The former athletes' village lands around Front Street East and Cherry, built to a consistent standard and now trading as ordinary resale. Corktown Common and Underpass Park are the amenity that distinguishes this pocket.

Distillery heritage conversions — Registered. Loft and conversion stock on and around Mill Street. Character units with irregular layouts, which means comparables need to be chosen carefully — square footage alone will not price them.
