Line 1 at North York Centre, Sheppard–Yonge and Finch. Sheppard–Yonge is the interchange with Line 4 Sheppard, which runs east to Don Mills — two lines meeting in one place, which is unusual outside the core. The Yonge North Subway Extension beyond Finch is planned; no opening date is confirmed.
Typical deposit
Pre-construction has commonly asked 5% on signing then instalments to 15% or 20%. Resale takes the standard 5% on acceptance.
Price context
Corridor per-square-foot pricing sits below the downtown core, and because plans are larger the comparison buyers actually make is the total cheque for a usable two-bedroom. Confirm current figures against closed sales.

Willowdale East, Willowdale West, North York Centre, Sheppard-Yonge, Avondale, Lansing

Willowdale is the Yonge Street corridor through North York Centre, running from Sheppard Avenue north to Finch Avenue, with Bathurst and Bayview framing it east and west. Mel Lastman Square, the Toronto Centre for the Arts and Empress Walk sit on Yonge, Sheppard Centre anchors the southern end at the interchange, and Avondale Park and the Avondale pocket lie immediately east of it. Sheppard Avenue runs east from there toward Bayview and west toward Bathurst. The side streets either side of the corridor are detached housing that has been redeveloping lot by lot for two decades.

Resale, pre-construction and assignments. The buyer here is more often an occupant than an investor and the plans run larger, so resale purchases and listings make up most of the work, with assignments turning on the HST rebate more often than on yield.

Why assignments here turn on HST

The new-housing rebate follows occupancy. An assignment buyer who will live in the suite is generally in a position to claim it; an original purchaser who bought as an investment may never have been. The assignment agreement has to establish who is claiming what and the builder’s paperwork has to match. Handled at the start it is a paragraph; handled at final closing it is a five-figure adjustment.

What the interchange is worth

Two subway lines meeting at Sheppard–Yonge is a durable advantage and it is already in the price. The question worth asking is narrower than “is transit good here” — it is whether a given building’s premium over one three blocks north is proportionate to the walk. That is answerable from closed sales, and we answer it that way.

Interim occupancy at a dense node

Where several towers reach occupancy in the same window, occupancy fees and rental competition arrive together. If your agreement permits leasing during interim occupancy the fee can be partly offset; if it does not, you carry it while competing with every other new unit at the same intersection.

The extension is planned, not scheduled

The Yonge North Subway Extension is the structural change people cite here. It is planned, with no confirmed opening date, and corridor land has been pricing in future stations for years. The useful question about any listing on Yonge is therefore not whether transit is coming but how much of it is already in the price.

Where this sits in the district

Willowdale is part of the former North York, which amalgamated into the City of Toronto in 1998. TRREB splits the corridor at Yonge: Willowdale East is C14, Willowdale West is C07. The figures on this page are C14, which is where the North York Centre condominium cluster sits.

What's active here

Yonge corridor, Sheppard to Finch — Registered stock plus ongoing infill. Towers and midrise along Yonge form the comparable set. Check the North York Centre secondary plan and what is approved next door before paying for an exposure or a view.

Sheppard Avenue tower cluster — Registered, ongoing infill. The towers either side of the Sheppard–Yonge interchange are the densest part of the corridor and the source of most local assignment supply. Near-identical units make per-square-foot comparison reliable, and unforgiving for a seller priced above the pack.

Avondale and the side streets — Freehold, lot-by-lot redevelopment. The Avondale pocket east of the interchange, and detached housing east and west of Yonge, much of it rebuilt over the past twenty years. Prices on lot and frontage, and largely disconnected from the condominium market.

Assignment supply — Moderate. Fewer investor-held contracts than downtown, so assignments surface when a purchaser's plans change. The buyer usually intends to occupy, which puts the HST new-housing rebate at the centre of the deal.
