About Birch Cliff and the Bluffs
Reviewed July 27, 2026
Birch Cliff runs along Kingston Road between Victoria Park and Birchmount, with the Scarborough Bluffs dropping to the lake below it and Bluffer's Park at the foot of Brimley. Rosetta McClain Gardens sits on the escarpment edge and the Birch Cliff Heights streets climb north toward Danforth Avenue. It is almost entirely houses.
Resale first, because that is what this area is: detached and semi-detached houses, many of them post-war bungalows now being rebuilt. Pre-construction and assignments exist here only on the Kingston Road frontage.
Read the right comparable
The community figure TRREB publishes here covers all property types, and in a neighbourhood of houses that makes it a house number — it sits far above the district’s condominium benchmark. Both appear on this page and they answer different questions. Use the benchmark for what a comparable unit is worth and the community figure for what houses have been trading at.
What we check
Inspection, permits matching what is standing, and grading. On anything close to the escarpment, the slope stability record and any Toronto and Region Conservation Authority constraint on the property, which affects both insurance and what can be built.
What's active here
Kingston Road midrise — Occasional approvals. New supply is limited to small buildings on the arterial. Anyone marketing significant new density in Birch Cliff proper should be asked to show the approval.
Birch Cliff low-rise — Freehold. Bungalows and two-storey houses on the streets between Kingston Road and the escarpment. Age of roof, foundation, and slope stability near the Bluffs edge are the real variables.
Assignment supply — Minimal. There is no meaningful investor-held pre-construction pool here, so assignment activity is negligible. We say so rather than manufacture inventory to talk about.
