About Yorkville
Reviewed July 27, 2026
Yorkville is Bloor Street West, Yorkville Avenue, Cumberland Street and Avenue Road, with Davenport closing it off to the north. The Royal Ontario Museum anchors the east end at Queen's Park, Yorkville Village sits mid-block on Avenue Road, and the Village of Yorkville Park breaks up Cumberland. Suites are larger, buyers are more often end-users, and turnover is low enough that a handful of sales can move the apparent market.
Resale, pre-construction and assignments. In Yorkville the resale side dominates simply because so little trades: the work is establishing what a comparable actually is when only four or five relevant units have closed in a year.
Long builds, larger obligations
A five- or six-year build gives more room for occupancy dates to move, for finishes to be substituted, and in the worst case for a developer’s own solvency to become your problem. In a low-turnover area that correction shows up unevenly — some buildings have held, others have not, and the difference is building-specific rather than neighbourhood-wide. That is a reason to look at four buildings rather than one.

Bloor Street West and Yorkville Avenue tower sites — Mixed — construction and approvals. Tight infill assembly between Yonge and Avenue Road, generally producing small unit counts at high finish specifications. Deposit schedules reflect a developer carrying expensive land for a long time.
Cumberland and Scollard low-rise — Registered. The completed low- and mid-rise stock along Cumberland, Scollard and Hazelton is the comparable set that matters. Check how thin the data actually is before relying on it — a single atypical sale distorts a small sample badly.
Assignment supply — Thin. Few investor-held contracts here, so assignments surface when a purchaser's timeline changes rather than as a matter of course. When one appears the buyer usually intends to occupy, which puts the HST new-housing rebate at the centre of the deal.
