Line 1 at Eglinton and Davisville. Line 5 Eglinton opened on 8 February 2026 — 19 km and 25 stations from Mount Dennis to Kennedy — and interchanges with Line 1 at Eglinton station, which is the structural change here.
Typical deposit
Pre-construction has generally followed 5% early to 15% or 20% before occupancy. Resale takes the standard 5% deposit on acceptance.
Price context
Midtown per-square-foot pricing sits below the core for comparable product, and the Line 5 premium is now partly visible in asking prices rather than speculative. Whether it is fully in closed prices is the question worth testing building by building. Confirm current figures before relying on them.

Yonge and Eglinton, Midtown, Davisville North

Yonge and Eglinton is the midtown crossroads: Yonge Street north and south, Eglinton Avenue East and West, with Duplex, Roehampton, Broadway and Mount Pleasant Road filling in around it. Yonge Eglinton Centre sits on the corner, Eglinton Park runs north off Eglinton West, and North Toronto Collegiate anchors the Broadway blocks. It is the densest concentration of rental-grade condominium stock outside the core.

Resale, pre-construction and assignments. but the interesting work here right now is resale: a large investor-held stock, a completed transit line, and a softer condominium market make this an area where buyer and seller expectations are still some distance apart.

What Line 5 actually changed

Line 5 Eglinton opened on 8 February 2026, running 19 km with 25 stations from Mount Dennis to Kennedy, and interchanging with Line 1 at Eglinton. For midtown that turns a north–south commute into a network. The honest caveat is that much of the anticipated benefit was priced in over the decade the line was under construction, so the useful question for a buyer is not whether the line helps but whether the current asking price still contains a construction discount or has already moved past it.

Buyer and seller are not yet agreed

In an area with this much investor-held stock, some of those owners are carrying units bought near the top and are reluctant to price to market. That produces long days on market and periodic price reductions rather than fast sales, which is a buyer’s advantage and a seller’s warning. We will show you which side of that you are on before you list.

What's active here

Yonge and Eglinton tower stock — Registered, ongoing infill. The towers built between roughly 2010 and 2024 around Yonge, Roehampton and Broadway are the comparable set. Heavily investor-owned, which means deep rental data and a steady supply of resale listings competing with each other.

Eglinton Avenue station areas — Approvals and construction along the corridor. With Line 5 now running, sites along Eglinton East and West are the redevelopment focus. Station adjacency is a durable advantage; what it is worth in price is exactly what a comparable analysis is for.

Assignment supply — Moderate. Investor concentration means assignments do appear here, and with assignments frequently listed at or below original purchase price, they are worth checking against resale before an offer on either.
