Line 1 at Davisville, with Eglinton one stop north where Line 5 Eglinton — open since 8 February 2026, 19 km and 25 stations from Mount Dennis to Kennedy — meets it. The 11 Bayview and 28 Davisville buses cross east to Leaside.
Typical deposit
Pre-construction has generally followed 5% early building to 15% or 20% before occupancy. Resale takes the standard 5% on acceptance.
Price context
Midtown per-square-foot pricing sits below the downtown core for comparable apartment stock, and the Line 1 corridor carries a premium over the streets east of Mount Pleasant. Confirm current figures against closed sales.

Davisville Village, Mount Pleasant West, Merton

Davisville Village runs along Davisville Avenue between Yonge Street and Mount Pleasant Road, with Merton Street and Balliol Street below it and the Kay Gardner Beltline Trail cutting across the north. June Rowlands Park sits at its centre, Mount Pleasant Cemetery forms the southern edge, and Davisville station puts the whole neighbourhood on Line 1. Unlike Leaside across the ravine, this is a genuinely apartment-heavy pocket.

Resale, pre-construction and assignments. The rental and condominium towers along Yonge, Davisville and Merton give this area a real apartment market, so more of the work here is condominium purchases and listings than in the low-rise midtown neighbourhoods either side of it.

Why this page is separate from Leaside

Davisville and Leaside are routinely marketed together and they are different markets. TRREB reports them in different districts — Davisville Village falls in C10 as Mount Pleasant West, Leaside in C11 — and the housing stock explains why. Mount Pleasant West is apartment-heavy, so its all-property-types average sits close to the district’s condominium figure. Leaside’s sits far above it, because Leaside is houses. Same midtown, opposite readings.

What the Line 1 corridor is worth

Davisville station is the practical advantage here and it exists today, which distinguishes this area from most of the corridor pages on this site. The question worth asking is narrower: whether a given building’s premium over one five minutes further from the station is proportionate to the walk. That is answerable from closed sales in the same buildings.

What we check

Status certificate, reserve fund and any special assessment — a meaningful share of the stock here dates to the 1970s and 1980s and is now facing garage, balcony and riser work. A low maintenance fee in a building of that vintage is sometimes good management and sometimes a deferred bill.

What's active here

Yonge and Davisville corridor — Registered stock plus ongoing infill. Apartment towers along Yonge and around the station form the comparable set. A mix of older rental conversions and newer condominium, so vintage matters more than the postal code when choosing comparables.

Merton and Balliol — Registered. Midrise and tower stock overlooking the Beltline and the cemetery. Quieter than the Yonge frontage and priced accordingly, with view premiums that depend on what is approved to the south.

Eglinton corridor spillover — Approvals and construction. Development pressure from the Yonge and Eglinton node reaches the northern end of the neighbourhood. Check what is approved next door before paying for an exposure.
