About The Beaches

The Beaches runs along Queen Street East from Coxwell to Victoria Park, with Kingston Road above it and Woodbine Avenue cutting through the middle. Woodbine Beach, Kew Gardens and the Boardwalk define the south edge, Ashbridges Bay Park sits at the west end, and Greenwood Park anchors the north-west corner.
Predominantly a resale market — houses, semis and small low-rise buildings, with very little condominium supply and almost no pre-construction. We handle assignments and new construction elsewhere for clients who want that exposure and are candid that this area is not where it lives.
A low-rise market in a soft condominium cycle
Low-rise supply in the Beaches is close to fixed and demand is local and family-driven.
Where the two markets do meet is in a downsizing move. A Beaches seller looking to buy a condominium is selling into one market and buying into a softer one, which is currently favourable. We run both sides of that arithmetic before either transaction starts, because the sequencing decides how much of the advantage you keep.
What we check
On a house: inspection, insurance history, and any Committee of Adjustment or building permit record that does not match what is standing. On a small condominium building: reserve fund, garage and balcony condition, and how many units the board actually has to work with when a special assessment is needed.
What's active here
Queen East and Kingston Road midrise — Occasional approvals. New supply here is limited to small midrise infill along the arterials. Anyone marketing significant new density in the Beaches proper should be asked to show the approval.
Low-rise resale stock — Freehold. Semis and detached houses on the streets between Queen and Kingston Road are the market. Age of roof, foundation, knob-and-tube wiring and basement moisture are the real variables, and an inspection is not optional.
Assignment supply — Effectively none. There is no meaningful investor-held pre-construction pool in the Beaches, so assignment activity here is negligible. We say that rather than manufacture inventory to talk about.
