About Scarborough Town Centre

Scarborough Town Centre sits at McCowan Road and Ellesmere Road, with Progress Avenue and Borough Drive wrapping the mall and the Scarborough Civic Centre. Centennial College's Progress campus is immediately east and Highway 401 runs along the north. It is the densest condominium node in Scarborough, and the only part of the former borough where apartment stock dominates the street.
Resale, pre-construction and assignments. This is the one Scarborough page where the condominium market is the market, so it is where assignment activity in the east end concentrates.
Why this page is separate
Scarborough is not one market. TRREB reports it across eight districts, and the housing stock changes completely between them: apartment towers at the Town Centre, post-war houses on the Bluffs, a mix along Sheppard in Agincourt. A single Scarborough page averaged all of that into a number that described nowhere. These four pages each name their district and community.
The subway is under construction, not open
The Scarborough Subway Extension has no confirmed opening date. Prices near the future station already carry an expectation of it, which means a buyer is being asked to pay now for service with no announced start. That can still be a reasonable trade on a long hold; it is not a delivered amenity, and we will not describe it as one.
What's active here
Town Centre tower cluster — Registered stock plus approvals. The towers around Borough Drive and Progress form the comparable set. Near-identical units make per-square-foot comparison reliable and unforgiving for a seller priced above the pack.
Subway extension station area — Under construction, no confirmed opening. Sites near the future station are being assembled and marketed on it. Anything sold on that basis should be checked against where the tunnelling and the funding actually stand.
Assignment supply — Moderate. Investor-held contracts do circulate here, and with assignments frequently listed at or below original purchase price they belong in any comparison with resale.
