Figures cover TRREB E09, Bendale community, condo apartment only. Scarborough Town Centre sits within this area.
E09 also covers Woburn and Morningside, so the figures are wider than the Town Centre itself. The Bluffs and Guildwood pages cover E06 and E08.

TRREB Market Watch · Condo apartment · 2026-08 · released 2026-09-01
Mos inv and SNLR are TRREB's published 12-month moving averages, not single-month ratios. They and Avg. PDOM appear only on the All Home Types table. Y/Y and M/M compare published monthly averages for this district.
Statistics are provided by the Toronto Regional Real Estate Board. Not an appraisal. Figures reflect completed transactions reported to TRREB in the areas noted.

E09

All property types, so not comparable with the condo figures above. In areas with significant freehold stock this will run well above condo values. The panel above is showing a single property type. These community figures cover every property type, so the gap between them is wider than usual — do not read one as a check on the other.

TRREB Community Housing Market Report · all home types · 2026-Q1

About Scarborough Town Centre

Reviewed July 27, 2026

Figures shown
Condo apartment — the panel above defaults to this segment for Scarborough Town Centre because its housing stock is condo dominant. The write-up below describes the neighbourhood as a whole, not one segment of it.
District
North
Transit
Line 2 terminates at Kennedy, a bus ride west. The Scarborough Subway Extension is under construction with a station planned at the centre; no opening date is confirmed. Line 3 Scarborough RT closed in 2023 after a derailment and is replaced by bus service.
Typical deposit
Pre-construction here has generally followed 5% early to 15% or 20% before occupancy. Resale takes the standard 5% on acceptance.
Price context
Entry pricing sits below most of the city for comparable space, which is much of why buyers look here. Station timing is not confirmed, so treat any premium asked for future subway access as a judgement rather than a delivered benefit.
Also known as
Bendale, STC, Scarborough Centre

Scarborough Town Centre sits at McCowan Road and Ellesmere Road, with Progress Avenue and Borough Drive wrapping the mall and the Scarborough Civic Centre. Centennial College's Progress campus is immediately east and Highway 401 runs along the north. It is the densest condominium node in Scarborough, and the only part of the former borough where apartment stock dominates the street.

Resale, pre-construction and assignments. This is the one Scarborough page where the condominium market is the market, so it is where assignment activity in the east end concentrates.

Why this page is separate

Scarborough is not one market. TRREB reports it across eight districts, and the housing stock changes completely between them: apartment towers at the Town Centre, post-war houses on the Bluffs, a mix along Sheppard in Agincourt. A single Scarborough page averaged all of that into a number that described nowhere. These four pages each name their district and community.

The subway is under construction, not open

The Scarborough Subway Extension has no confirmed opening date. Prices near the future station already carry an expectation of it, which means a buyer is being asked to pay now for service with no announced start. That can still be a reasonable trade on a long hold; it is not a delivered amenity, and we will not describe it as one.

What's active here

Town Centre tower cluster — Registered stock plus approvals. The towers around Borough Drive and Progress form the comparable set. Near-identical units make per-square-foot comparison reliable and unforgiving for a seller priced above the pack.

Subway extension station area — Under construction, no confirmed opening. Sites near the future station are being assembled and marketed on it. Anything sold on that basis should be checked against where the tunnelling and the funding actually stand.

Assignment supply — Moderate. Investor-held contracts do circulate here, and with assignments frequently listed at or below original purchase price they belong in any comparison with resale.

Ask about one building

A district average is not your building.

Everything above is TRREB E09, which covers Scarborough Town Centre and the streets around it. Your building has its own history — what closed in it in the last sixty days, how long those units sat, what the status certificate says about the reserve fund and whether there is a special assessment on the way. None of that is in a TRREB district table.

Send an address and the question you actually have. We will answer it with the comparable sales and say plainly where the figures run out.
