501 Queen and 508 Lake Shore streetcars along Lake Shore Boulevard West; Mimico GO on the Lakeshore West line is a walk or short bus ride north. A Park Lawn GO station is planned; no opening date is confirmed.
Typical deposit
Pre-construction along Lake Shore has commonly asked 5% early building to 15% or 20% before occupancy, with extended schedules on the larger towers. Resale takes the standard 5%.
Price context
A high concentration of similar units makes per-square-foot comparison unusually reliable here — and unusually unforgiving for a seller priced above the pack. Water-view premiums vary by floor and by what is approved in front. Confirm current figures before relying on them.

Mimico, Marine Parade, Park Lawn

Humber Bay Shores is the waterfront tower cluster on Marine Parade Drive and Lake Shore Boulevard West either side of Park Lawn Road, with Humber Bay Shores Park along the water and the Humber Bay Arch Bridge crossing to the east. It is a compact, dense pocket of near-identical inventory built largely from the mid-2000s onward.

One of the strongest assignment markets in the city, which we work alongside resale directly — and we also buy and list resale here, which means competing against a great deal of similar stock. We price the two against each other rather than pretending they are separate markets.

Substitutability cuts both ways

For a seller it is the opposite. A unit priced even modestly above the comparable pack in an area with this much similar inventory does not sell slowly — it does not sell. That conversation belongs before the listing, not at the first price reduction.

The commute variable

Today the area is served by streetcar along Lake Shore and by Mimico GO to the north. A Park Lawn GO station is planned with no confirmed opening date, and traffic on Park Lawn and Lake Shore is a genuine daily constraint. Anyone buying on the strength of future transit should understand it is planned rather than funded to a date.

What's active here

Marine Parade and Lake Shore tower cluster — Largely registered, some phases newer. Towers built from the mid-2000s onward along the waterfront. Heavy investor ownership means deep rental data, deep resale supply, and the largest assignment pool on the west side.

Park Lawn and Lake Shore redevelopment lands — Approvals and phasing. The large former industrial site at Park Lawn and Lake Shore is planned for substantial mixed-use redevelopment alongside the planned GO station. No confirmed timelines — treat any pitch that depends on them with care.

Assignment supply — High. With assignments frequently listed at or below original purchase price and a large number of near-identical units, this is the clearest area in the city for testing an assignment against finished resale. Often the resale unit wins.
