Figures cover the whole municipality of Vaughan, condo apartment only — coarser than a Toronto district, which covers a handful of neighbourhoods.

TRREB Market Watch · Condo apartment · 2026-08 · released 2026-09-01
Mos inv and SNLR are TRREB's published 12-month moving averages, not single-month ratios. They and Avg. PDOM appear only on the All Home Types table. Y/Y and M/M compare published monthly averages for this district.
Statistics are provided by the Toronto Regional Real Estate Board. Not an appraisal. Figures reflect completed transactions reported to TRREB in the areas noted.

About Vaughan

Reviewed July 27, 2026

Figures shown
Condo apartment — the panel above defaults to this segment for Vaughan because its housing stock is condo dominant. The write-up below describes the neighbourhood as a whole, not one segment of it.
Region
York
Transit
Line 1 terminates at Vaughan Metropolitan Centre; VIVA rapidway runs on Highway 7; Rutherford and Maple stations are on the Barrie GO line. No new rapid transit is under construction here.
Typical deposit
VMC towers commonly ask 20% before occupancy on extended schedules. Low-rise releases in Woodbridge and Kleinburg follow ground-related patterns. Resale takes the standard 5%.
Price context
VMC pricing sits below downtown Toronto for a unit with direct subway access, which is the comparison buyers here actually make. Woodbridge and Kleinburg price on lot and house, not per square foot. Confirm current figures before relying on them.
Also known as
VMC, Vaughan Metropolitan Centre, Woodbridge, Kleinburg

Vaughan Metropolitan Centre sits where Highway 7 meets Jane Street, the most concentrated condominium node in York Region. Beyond it, Vaughan runs out along Highway 7, Weston Road, Dufferin Street, Major Mackenzie Drive and Rutherford Road, with Vaughan Mills and Canada's Wonderland to the north, Cortellucci Vaughan Hospital nearby, and Woodbridge and Kleinburg — the latter home to the McMichael Canadian Art Collection — as established low-rise communities.

Resale, pre-construction and assignments. The VMC assignment pool is one of the deepest in the GTA, and we are candid that depth cuts against a seller. Woodbridge and Kleinburg are largely resale, low-rise markets.

Supply timing is the whole story at VMC

When a cluster of towers is approved and sold in a compressed window, it reaches occupancy in a compressed window too. At that point assignment sellers, early resale sellers and the developer’s remaining inventory all compete for the same buyer. If your hold period ends inside that window, price accordingly. If it ends outside it, the sale is materially easier.

The same concentration is a gift to a buyer.

Interim occupancy at a subway node

Occupancy fees before registration are the carrying cost that surprises Vaughan buyers most, because a 20 per cent deposit schedule has already taken the cash. If your agreement permits leasing during interim occupancy the fee can be partly offset; if not, you carry it. That clause is worth more than anything in the sales centre.

What's active here

VMC tower cluster at Highway 7 and Jane — Multiple phases, several registered and occupied. Towers approved and sold across a compressed period are now reaching occupancy in a similarly compressed period. Adjacent phases at different stages let you test a price against a nearly identical unit two buildings over, which few GTA nodes allow as cleanly.

Woodbridge and Kleinburg low-rise — Phased releases and freehold resale. Ground-related product well away from the subway, sold mostly to end-users. Thinner assignment activity, different consent terms, and valuation driven by local resale rather than tower comparables.

Assignment supply — Deep. One of the heaviest concentrations of investor-held contracts in York Region. With assignments frequently listed at or below original purchase price, buyers have genuine choice here and sellers face direct competition from near-identical units.

Ask about one building

A district average is not your building.

Everything above is TRREB Vaughan, which covers Vaughan and the streets around it. Your building has its own history — what closed in it in the last sixty days, how long those units sat, what the status certificate says about the reserve fund and whether there is a special assessment on the way. None of that is in a TRREB district table.

Send an address and the question you actually have. We will answer it with the comparable sales and say plainly where the figures run out.
