Vaughan Metropolitan Centre sits where Highway 7 meets Jane Street, the most concentrated condominium node in York Region. Beyond it, Vaughan runs out along Highway 7, Weston Road, Dufferin Street, Major Mackenzie Drive and Rutherford Road, with Vaughan Mills and Canada's Wonderland to the north, Cortellucci Vaughan Hospital nearby, and Woodbridge and Kleinburg — the latter home to the McMichael Canadian Art Collection — as established low-rise communities.
Resale, pre-construction and assignments. The VMC assignment pool is one of the deepest in the GTA, and we are candid that depth cuts against a seller. Woodbridge and Kleinburg are largely resale, low-rise markets.
Supply timing is the whole story at VMC
When a cluster of towers is approved and sold in a compressed window, it reaches occupancy in a compressed window too. At that point assignment sellers, early resale sellers and the developer’s remaining inventory all compete for the same buyer. If your hold period ends inside that window, price accordingly. If it ends outside it, the sale is materially easier.
The same concentration is a gift to a buyer.
Interim occupancy at a subway node
Occupancy fees before registration are the carrying cost that surprises Vaughan buyers most, because a 20 per cent deposit schedule has already taken the cash. If your agreement permits leasing during interim occupancy the fee can be partly offset; if not, you carry it. That clause is worth more than anything in the sales centre.
What's active here
VMC tower cluster at Highway 7 and Jane — Multiple phases, several registered and occupied. Towers approved and sold across a compressed period are now reaching occupancy in a similarly compressed period. Adjacent phases at different stages let you test a price against a nearly identical unit two buildings over, which few GTA nodes allow as cleanly.
