Figures cover the whole municipality of Richmond Hill, detached only — coarser than a Toronto district, which covers a handful of neighbourhoods.
TRREB Market Watch · Detached · 2026-08 · released 2026-09-01
Mos inv and SNLR are TRREB's published 12-month moving averages, not single-month ratios. They and Avg. PDOM appear only on the All Home Types table. Y/Y and M/M compare published monthly averages for this district.
Statistics are provided by the Toronto Regional Real Estate Board. Not an appraisal. Figures reflect completed transactions reported to TRREB in the areas noted.
About Richmond Hill
Reviewed July 27, 2026
Richmond Hill runs along Yonge Street from Highway 7 north past Major Mackenzie Drive to Elgin Mills Road, with Bayview Avenue, Bathurst Street and Leslie Street crossing it. Richmond Hill Centre sits at Yonge and Highway 7, the David Dunlap Observatory grounds are east off Bayview, Hillcrest Mall anchors Yonge at Carrville, Mackenzie Health is central, and Lake Wilcox sits at the northern end.
Resale, pre-construction and assignments. The condominium and townhouse stock concentrates around Yonge and Highway 7 while the rest of the municipality is low-rise, so most files are resale. Assignments are found chiefly in the Richmond Hill Centre buildings.
The extension is planned, not dated
Everything sold at Richmond Hill Centre leans on the Yonge North Subway Extension. It is planned and no opening date is confirmed. Prices along Yonge already carry an expectation of it, which means the buyer is funding the anticipation rather than the service. On a long hold that can still be sensible. Presented as a delivered amenity, it would not be accurate, and we will not put it that way.
GO service is the other honest caveat: the Richmond Hill line runs limited peak-direction service because of the Don Valley constraints, so it is not a substitute for the subway in daily practice. Test the commute you will actually make.
What the market gives a buyer now
Assignments frequently list at or below original purchase price, so they belong in the comparison.
What's active here
Richmond Hill Centre at Yonge and Highway 7 — Approvals and construction. The planned terminus of the Yonge North Subway Extension, with density assembled around it in anticipation. Since no opening date is confirmed, a buyer here is paying today for a benefit with no announced arrival.
Yonge Street corridor midrise — Mixed. Midrise and townhouse stock along Yonge from Highway 7 to Elgin Mills. Smaller buildings, thinner comparable sets, so each closed sale carries more weight in a valuation.
Low-rise Richmond Hill — Freehold. Detached and semi-detached housing across most of the municipality, priced on lot, frontage and condition. Largely disconnected from the condominium market's current numbers.

Ask about one building
A district average is not your building.
Everything above is TRREB Richmond Hill, which covers Richmond Hill and the streets around it. Your building has its own history — what closed in it in the last sixty days, how long those units sat, what the status certificate says about the reserve fund and whether there is a special assessment on the way. None of that is in a TRREB district table.
Send an address and the question you actually have. We will answer it with the comparable sales and say plainly where the figures run out.
