City centre condominium releases have generally followed 15% to 20% before occupancy. Freehold releases use fixed instalments over the first months. Resale takes the standard 5%.
Price context
Entry pricing sits below York and Peel for comparable ground-related product, which is much of the reason buyers look east. Confirm current figures before relying on them.

Pickering City Centre, Bay Ridges, Seaton

Pickering runs along Kingston Road, with Liverpool Road, Brock Road and Whites Road crossing it and Bayly Street and Taunton Road framing north and south. The city centre sits at Kingston and Liverpool beside Pickering GO, Frenchman's Bay and the Nautical Village are at the foot of Liverpool, the Seaton lands form the large greenfield area to the north, and the Pickering Nuclear Generating Station and the casino resort complex sit at either end of the waterfront corridor.

Resale, pre-construction and assignments. Pickering is mostly ground-related, with new condominium supply concentrated in the city centre redevelopment. In Durham most assignments are freehold assignments rather than condominium ones.

Freehold assignments, again

As in Brampton, most Durham assignments are freehold rather than condominium. That means no interim occupancy period, no occupancy fee and a single closing — a simpler instrument, but one where the builder’s consent clause is often stricter. Some ground-related builders prohibit assignment before closing outright. Read the clause before you buy if an early exit is part of the plan.

GO service is the real transit story

Pickering GO on the Lakeshore East line is the commuting backbone and it exists today. Bus rapid transit along Kingston Road is planned with no confirmed opening date. Buy on the service that runs now, and treat the planned corridor as an unpriced possibility rather than a scheduled improvement.

What the numbers mean out here

For a buyer priced out of York Region, the combination of lower entry pricing and a softer condominium market is the clearest opportunity in this area — priced against actual closed sales, not against a builder’s price list.

What's active here

Pickering city centre — Approvals and phased construction. The redevelopment of the city centre lands beside Pickering GO is the main source of new condominium supply in the municipality. Long phasing, so check what is approved and under construction rather than what is master-planned.

Seaton lands — Phased greenfield development. The large planned community north of the 407 is being built out over a long horizon, ground-related and end-user weighted. Assignments here are freehold assignments and behave accordingly.

Established low-rise — Freehold. Bungalows and two-storey houses through Bay Ridges, Amberlea and Rougemount. Priced on lot and condition, and effectively separate from the condominium market's current numbers.
