THE 1% ADVANTAGE

At 007Realty, we only take 1% of the sold price for our buying agent commission. Which is a lot less than the standard commission rate of 2.5% of the sold price.

With 1.5% in savings we can use that as leverage to negotiate our deals. Which gives us a significant discount on the purchase price.

For example, if we were to buy a property at $1,000,000 and the standard buying commission is 2.5% you would be paying $25,000 in commission fees alone. But because we’re only taking 1% we would be saving 1.5% in commission fees (2.5% – 1% = 1.5%). Which is around $15,000 in savings that we can use as bargaining power to lower the listing price.

UNDERSTAND THE BUYER’S NEEDS

We will have our initial meeting and discuss the entire process as outlined. We will determine exactly what you’re looking for and the situation you’re in. FIND THE RIGHT PROPERTY

This is essentially the search process where we will scout the MLS and use our connections and network to find rare deals that match your needs.

VISIT THE PROPERTY

We will book open houses and tour your favorite properties in hopes to find the perfect match.

SUBMIT AN OFFER

Once we find the property we will need to submit the correct documentation needed to secure the offer. In Ontario this is the agreement of purchase and sale. It’s form 100 for residential freehold and 101 for condominiums. An important step here is adding the right clauses within the agreement to make sure you’re protected throughout the entire process and that you get exactly what you want.

CLOSE THE DEAL

This part requires fulfillment of clauses set out in the agreement such as; securing financing (getting a mortgage) and getting a sufficient property inspection. These are key steps that must be completed and references will be provided if needed.
